Farihah Properties Limited is seeking a dedicated and motivated Property Manager to join their team in Sandringham to oversee a diverse portfolio of rental and commercial properties, including the management of approximately 20 properties.

There are both part-time and full-time positions available, and the days/hours of work are negotiable depending on the candidate.

In this role you will: • Advertise rental properties and manage tenant selection (screening, credit and reference checks). • Draft tenancy agreements and collect bond payments. • Manage rental payments and arrears, including appointing debt collection agencies as necessary. • Schedule and conduct property inspections (initial, routine, and bond inspections). • Oversee and coordinate repairs and maintenance, negotiating with contractors. • Serve tenancy notices when required • Arrange property inspections and coordinate reminders for rent increases • Report on rent updates daily • Handle insurance claims related to property management • Communicate with landlords regarding rent reviews, maintenance issues, and other concerns. • Handle tenant disputes, attend Tenancy Tribunal hearings, and act on orders issued. • Stay updated on relevant legislation impacting tenancy management.

Job Requirements

1. Previous experience in property management or a related field, proficiency in Rent HQ or PALACE software. 2. Experience in property accounting to cover rent conciliation invoicing 3. Experience in handling rental management, tenancy notices, and inspections 4. Knowledge of the local rental market, property legislation, and handling insurance claims 5. Ability to handle conflicts with empathy and professionalism. 6. Strong communication and interpersonal skills 7. Qualification in Property Management preferred (Level 4 New Zealand Certificate in Residential Property Management) 8. Able to pass a pre-employment drug test and Ministry of Justice police check, previous convictions may be considered on a case-by-case basis 9. Reliable transport for commuting to work and a valid full Class 1 driver licence is required, as you will be using the company vehicle to drive to properties for inspections or viewings

Days of work
Full-Time: Monday to Friday, 9am - 5pm or Part-time: Monday to Friday, 9am - 1pm. (30 hours per week)
Pay Details
$27 - $35 per hour, negotiable depending on experience.
