The Tenancy Coordinator works within the Tenancy Team, who oversee the acquisition and maintenance of the property portfolio. The primary purpose of the Tenancy Coordinator role within the team is to support the wellbeing of whanau with the effective delivery of quality housing and services, as well as build enduring relationships with external stakeholders, to achieve our organisational objectives

Key Responsibilities – Tenancy Coordinator • Provide quality tenancy coordination services, including administration of lease documents, property inspections, rent collection, and arrears management. • Support whanau by providing guidance and advice to meet tenancy obligations, and manage queries, complaints, and requests. • Conduct exit inspections, tenancy audits, and resolve breaches of tenancy conditions. • Maintain accurate documentation and ensure compliance with relevant legislation and organisational policies. • Build and maintain strong, collaborative relationships with internal teams, including CEO, managers, finance, frontline kaimahi, and maintenance. • Develop and sustain effective relationships with owners, agents, landlords, and other key stakeholders. • Promote culturally appropriate, whanau-focused services and ensure property solutions meet whanau needs. • Identify and manage risks, health and safety concerns, and escalate issues as required.

Job Requirements

Essential: • Experience working effectively in te ao Maori / tikanga Maori settings. • Knowledge of kaupapa Maori frameworks and Maori societal and familial structures (whanau, hapu, iwi). • Understanding of social services, health, and mental health programmes that support whanau. • Proven ability to build and maintain positive relationships with rangatahi Maori, government agencies, and other stakeholders. • Excellent interpersonal skills and the ability to work with people from diverse backgrounds. • Strong judgement, risk assessment skills, and the ability to manage complex or challenging situations. • Effective time management, case-load planning, and the ability to set clear boundaries. • Experience using Microsoft Office and client management databases. • Must have updated current CV and cover letter

Desirable: • Youth facilitation skills and experience. • Knowledge of Oranga Tamariki Act 1989, Residential Tenancies Act 1986, Mental Health Act 1992, Family Court, and Youth Court processes. • Understanding of Treaty of Waitangi, decolonisation, and culturally responsive service delivery. • Knowledge of social housing issues affecting rangatahi Maori and networks with other service providers.

Days of work
Mon to Fri between 8am and 5pm With the occasional weekend by agreement (40 hours per week)
