The Property Coordinator works within the Property Team, who oversee the acquisition and maintenance a property portfolio. The primary purpose of the Property Coordinator role within the team is to support the wellbeing of whanau with the effective delivery of quality housing and services, as well as build enduring relationships with external stakeholders, to achieve our organisational objectives. Key Responsibilities • Manage property acquisition and property management processes in line with organisational and procurement policies, including required MHUD approvals. • Ensure all properties are compliant with relevant legislation, building regulations, insurance, and health and safety requirements. • Coordinate property maintenance, inspections, and repairs within budget and agreed standards. • Develop and maintain effective, sustainable systems and processes that support best practice and cost-effective outcomes. • Work closely with internal teams, including senior leadership, finance, and frontline kaimahi, to ensure property solutions meet organisational and whanau needs. • Build and maintain strong relationships with owners, agents, landlords, and key external stakeholders. • Support culturally appropriate service delivery for whanau and assist in identifying suitable properties that meet their needs. • Maintain accurate documentation and manage risks in line with compliance and regulatory requirements.

Job Requirements

Essential: • Competency in te ao Maori and tikanga Maori. • Proven experience building and maintaining positive relationships with whanau Maori, government agencies, and key stakeholders (e.g., agents, landlords, contractors). • Excellent interpersonal skills and ability to work with people from diverse backgrounds, including managing challenging relationships. • Strong operational, project management, and coordination experience. • Sound judgement and ability to assess risks quickly in line with organisational priorities. • Ability to work under pressure, manage time effectively, and coordinate multiple tasks. • Proficiency in Microsoft Office and client management databases. • Current full driver’s licence. Desirable: • Experience managing tenancy portfolios in public, community, or private sectors. • Knowledge of property management regulations, including Residential Tenancies Act 1986. • Experience with lease administration, contract management, and tenancy software (e.g., BOSS, PALACE, RecordBase). • Understanding of or experience within the Aotearoa social housing system.

Mon - Fri Between 8am and 5pm 37.5 Hours per week The occasional weekend by agreement (37.5 hours per week)
